There’s a lot that goes into what we do and we want to make sure that when you’re ready to start working on your dream home, you’ll be prepared. Building a home is all about logistics and we are up front with our customers about what this process entails. Many times we are asked if we will work with your architect, yes of course. Our homeowners have found that we will bring a different perspective to the design meetings, value engineering being the most important. On your end, make sure you remember to ask about timeline – how long will it take to build your house? – as well as development cost for your lot, will the building require a fire supression system, maybe the city will require you to make some improvements to your lot that will become part of permit that you did not plan on. – Is there a lender who is recommended for new construction, it is important to have lender that is familiar with custom home loans? These will get you started out the gate but there’s more to think about as well. These include inquiring about what amenities are available, how to evaluate any warranties, your access to the home during the process. All of these logistical questions are ones we deal with on a daily basis and work hard to keep you informed about.
There are also land and safety concerns inherent in any construction project. Understanding what will be built around your home is important to ensuring you’ve chosen the right area in the long run. Checking out any possible easements to the property as well as soil tests is also a good idea. A custom home is more than just a home, it’s about the dirt – and you need to know up front what exactly is going on with the land on which your home sits.
The construction process is something we’ve streamlined and watch closely but for a first-time home builder, it can be a complicated process. Make sure to ask about subcontractors – their reputation, their experience. For our part, we use only well-vetted and highly trusted vendors, which is key to a smooth construction process. Also, the key to custom homes is the idea of “custom”; make sure to ask about how custom you can get – what interior upgrades and finishes are available? To what degree to you determine the individual style of the home?
